The Location:  Lincoln Street has been designated by the City of Portland as a major east-west bicycle street.  As such it benefits from various traffic calming measures such as intersection round-a-bouts, speed bumps, and limited vehicular access from major auto arterials such as SE Cesar Chavez Blvd. and SE 20th Street.  The street is equidistant between Hawthorne Blvd. four blocks north and Division Street four blocks south.  These streets provide generous offerings of local coffee shops, restaurants, lounges, music and movie venues, and food stores.  Regular bus transit is available on both streets. The House:  Built in 1928, the Lincoln House is of English Cottage style.  It has three bedrooms (two upstairs and one on the main which also can be used as an office or family room), two full baths (one up and one on the main), kitchen, living and dining rooms on the main, and a family room, laundry, and storage area in the very dry basement.  Total square footage is approximately 2,194 square feet.  The house is air conditioned.  Heat and hot water are gas.

The New Improvements:  The kitchen and both bathrooms have been completely remodeled from the studs out.  The kitchen has custom cabinets, quartz countertops, marble subway tile backsplash, and all new appliances and lighting.  The main floor bathroom has a new but period themed tile floor and a subway tile/marble shower, new vanity with quartz counter and new lighting. The Updates:  The house has all of its original windows; they have been repaired to be fully operational, re-roped, and repainted inside and out.  The house has original top nail oak hardwood floors on the main and second floors (except in the kitchen which has new top nail oak to match the rest of the house); they have been refinished.  We have fully insulated all external walls via drill and fill method, the attic insulation was blown in, basement walls have batt insulation .  All window, door and fl0or hardware is new but period (brass based window lifts and latches, brass based floor registers, hex-glass door knobs).  The fireplace hearth and surround has been replaced with marble and the adjacent built-ins are refreshed.  The second upstairs bedroom has been expanded and has a roomy new reach in closet.    We have installed new but period lighting fixtures throughout the house; all wall outlets and switches are new.  We have repainted the entire house, interior and exterior. Paint on the woodwork is two-coat oil-based and is stunning.  

Air Quality: The house was tested for the presence of radon by Cascade Radon, Inc.  Results were negative.
